Terms of Service

1. Service Overview

CondoLeak.ca provides professional leak detection and water intrusion diagnostic services exclusively for multi-unit residential buildings and strata properties in British Columbia. Our services include investigation, analysis, reporting, and consultation to identify leak sources.

2. Scope of Services

Our services are limited to leak detection and diagnostics. We do NOT:

  • Perform repairs or renovations
  • Provide legal advice
  • Provide insurance or financial advice
  • Make structural assessments beyond leak investigation
  • Warrant complete elimination of all leaks

3. Client Responsibilities

Clients agree to:

  • Provide accurate information about the property and leak history
  • Ensure access to necessary areas of the building
  • Arrange unit owner access if required
  • Pay fees as agreed
  • Follow applicable building code and safety requirements

4. Fees and Payment

Fees are provided in advance with a written estimate. Payment is due upon service completion unless other arrangements are made. Travel charges and material costs will be invoiced separately if applicable.

5. Inspection Procedures

Our inspections use non-destructive methods whenever possible. Invasive procedures (drywall opening, core sampling) require written consent and advance agreement on costs. We will not perform invasive procedures without explicit approval.

6. Reports and Findings

Our findings and reports represent our professional opinion based on investigation. Reports are provided for the client's use and may be shared with strata councils, insurers, adjusters, and contractors as needed. Reports are valid for 12 months from the inspection date.

7. Limitations of Liability

Our liability is limited to the amount paid for services. We are not responsible for:

  • Leaks that occur outside the inspection scope
  • Secondary damage from implementing recommendations
  • Damage during repair work by third parties
  • Insurance claim outcomes

8. Confidentiality

Information provided by clients is confidential. However, we may disclose findings to:

  • Strata corporations when services are commissioned by the strata
  • Insurance companies as required by claims process
  • Legal professionals when subpoenaed

9. Cancellation Policy

Cancellations made 48 hours in advance are subject to a 25% service fee. Cancellations within 48 hours or no-shows are charged in full.

10. Dispute Resolution

Any disputes arising from services will be governed by the laws of British Columbia and resolved through negotiation or mediation.
